<p>Marshall is speaking of the $20,995,000 sale of a 20-acre estate on Okanagan Lake in Carrs Landing -- the largest ever residential sale in the history of the Association of Interior Realtors.</p>

<p>(The previous record was also for a Carrs Landing waterfront home -- last year's $16.9-million sale of Villa Vista Le Lago at 12990 Pixton Rd.)</p>
<p>The new record-high property is at 16080 Carrs Landing Rd. in Lake Country -- a spectacular private setting on a point of land jutting into Okanagan Lake with 1,700 feet of pristine waterfront and a secluded bay.</p>
<p>The property was listed for sale by TJ & Steph Real Estate Group of Royal LePage Kelowna and Mark Lester of Colliers Vancouver.</p>
<p>It was Marshall, along with partners Nate Cassie and Geoff Hall who successfully brought in the buyer.</p>

<p>"I wish I could tell you more about the buyer," said Marshall.</p>
<p>"But, I've been sworn to secrecy."</p>
<p>What Marshall can say is the property is actually made up of three titles, one of which could be developed under tourism commercial zoning.</p>
<p>That could allow more housing or some sort of boutique hotel or resort.</p>

<p>"The value is in the land and the zoning and the fact that it's on the lake," pointed out Marshall.</p>
<p>The Colliers listing referred to it as "privacy, prestige and long-term viability," an extraordinary estate "generational legacy property" that sets a new benchmark for the Okanagan and beyond.</p>
<p>The property currently has a 4,000-square-foot heritage-style main home that was built in 1910, plus three guest homes, a converted barn with a suite, a waterfront gym, two private docks, helipad, boat house, tennis court and soccer field.</p>
